Yes. However, the process of buying property abroad differs from the Polish market, so it is recommended to work with an experienced agent and a local lawyer.
Yes. Up to 70% of the property value. Required documents are basically the same as in Poland and do not need to be notarized or translated.
A foreigner buying property in Spain must have a valid passport (or EU ID card), an NIE number, and a Spanish bank account.
The “Número de Identidad de Extranjero” (NIE) is the Spanish equivalent of a tax ID for foreigners. You cannot legally complete property transactions in Spain without it.
In Spain, it is issued by the Dirección General de la Policía. In Poland, you can apply at the Consular Section of the Spanish Embassy in Warsaw.
No. It can also be done by a person authorized through a notarized power of attorney.
The original application form is in Spanish. An English translation is available online for reference only; the form must be completed in Spanish.
No. Transaction costs must be added, which vary depending on the type of property and region (Barcelona, Catalonia – ITP/IVA 10%). Total costs including taxes and fees are approximately 14.5–15%.
Yes. The Developer Law guarantees the safety of funds – the bank issues a guarantee (aval bancario), and funds are transferred to the developer only upon signing the notarial deed and receiving the keys.
Definitely. Spanish law differs from Polish law, and a local lawyer ensures the transaction complies with local regulations. With our support, you have full legal coverage throughout the purchase. The first consultation is free.
Legal services are included in the commission, so you incur no extra costs. We represent the buyer and ensure a smooth, secure transaction compliant with Spanish law.
No. You can authorize a lawyer, real estate agent, or another person to sign on your behalf.
In Catalonia/Barcelona, payment options include bank check, OMF transfer, regular transfer, or mortgage. Cash payments are not allowed.
Yes – it is necessary for paying utilities and other formalities, even if you are not taking a mortgage.
A passport or ID card.
Non-resident accounts usually have fees, typically around 20 EUR per quarter, depending on the bank.
Yes, either short-term (32 days–11 months) or long-term (6 months–5 years). In Barcelona and surroundings, tourist licenses are generally unavailable.
